Home Loan Eligibility Calculator
Banks decide eligibility from your repayment capacity, not the property price. This tool applies the fixed-obligation-to-income ratio (FOIR) that most Indian lenders use.
Eligible loan amount
₹57,61,542
- Maximum affordable EMI
- ₹50,000
- Property budget at 80% LTV(Assumes a 20% down payment)
- ₹72,01,928
Formula
Max EMI = Income × FOIR − Existing EMIs. Eligible loan = Max EMI × ((1 + r)ⁿ − 1) ÷ (r × (1 + r)ⁿ).
Worked example
Income ₹1,00,000, no other EMIs, FOIR 50%, 8.5% for 20 years: max EMI ₹50,000 → eligible loan ≈ ₹57.6 lakh.
Assumptions
- Lender uses a simple FOIR check; actual policies also consider age, credit score, employer and property value.
- Loan-to-value limit of 80% for the property budget estimate.
Frequently asked questions
- Can I add my spouse's income?
- Yes. Most banks allow a co-applicant's income, which increases the eligible EMI. Enter the combined net income.
- Why is my bank offering less than this estimate?
- Banks apply their own FOIR slabs, add a notional rate buffer, and cap tenure by retirement age. Treat this as an upper estimate.
