Formula
Stamp duty = Property value × State rate (by buyer type and location) + state cess. Registration fee is state-specific, often 1% with a cap.
Worked example
₹75 lakh flat in Delhi bought by a man: 6% stamp duty = ₹4.5 lakh, registration 1% + ₹100 = ₹75,100. Total ₹5,25,100. A woman buyer pays 4%: ₹3 lakh duty.
Assumptions
- Rates were cross-checked against several published 2026 guides on the review date but are still pending verification against each state's official notification; the result is an indicative estimate, not a quote.
- Duty is charged on the higher of agreement value and circle rate (ready reckoner / DLC value).
- Local surcharges and cess are modelled as flat percentages; special zones such as NDMC in Delhi are not covered.
Frequently asked questions
- Can stamp duty be claimed as a tax deduction?
- Yes, under Section 80C within the ₹1.5 lakh limit, in the year of payment, under the old regime only.
- Why do women pay less stamp duty?
- Delhi, Haryana, Rajasthan, Maharashtra and others offer 1–2% lower rates to encourage property ownership by women. Joint ownership usually gets a middle rate.
- Is stamp duty charged on circle rate or agreement value?
- On whichever is higher. Registering below circle rate also triggers income tax under Section 56(2)(x) for the buyer.
